There is a gap in every housing market that mortgage lending cannot cross. A house with foundation movement, a failing septic system, a hail damaged roof, a tenant who has stopped paying, an unpermitted addition, a manufactured home past a certain age, or a title that was never cleared after somebody died. Every one of those removes the ordinary buyer, because the ordinary buyer needs a loan and the loan needs an appraisal and the appraisal needs a property a lender will accept.
That leaves the owner with a house that is genuinely worth something and genuinely difficult to sell. Buying those properties is what we do. It is not charity and it is not a rescue service. We buy at a price that lets us carry the property, do the work and resell it, and we would rather show you that arithmetic than ask you to trust a number.

Every offer starts from what comparable properties near you have actually sold for in the last six months, not what anything is currently listed at. From that we subtract what the property needs to reach that condition, the cost of holding and insuring it while the work happens, and the cost of selling it again afterwards. What remains is the offer.
You get that breakdown in writing alongside the number, including the repair estimate we worked from, so you can check each line against your own quotes. Any buyer who will not show their working is asking you to trust a figure you have no way of testing.
