All of them are settled from the sale proceeds at closing by the title company. Nothing has to be paid or resolved before you contact us. This is the single most common reason people delay calling, and the delay is what causes the harm rather than the debt itself.
We buy tenant occupied property with the lease in place and take over as landlord at closing. Nobody is evicted and no notice is served. If a tenant has stopped paying, that becomes our problem from the closing date rather than something you resolve first.
