We are a young operation in Tulsa. Rather than fill this page with testimonials nobody wrote, we have left it as it is until real sellers have something to say.

Six questions worth asking any cash buyer

Ask these of us and of anybody else you speak to. The answers sort a real buyer from somebody who will renegotiate once you are committed, and they take about two minutes.

Question 1

Are you buying it yourself, or selling my contract on?

We buy. The name on the contract is the name on the deed at closing. Some operators put a property under contract and then assign it to a third party for a fee, which means the person at closing is somebody you have never spoken to and the price can move on the way.

Will the offer be in writing, with a date on it?

Yes, within 24 hours of the visit, with the repair estimate we used attached and an expiry date rather than a countdown timer. A verbal number that changes when you start asking questions is the oldest problem in this industry.

Question 3

Which title company will we close at?

A licensed Oklahoma title company, and you are welcome to name one you would rather use. You are never asked to sign a deed outside that process or transfer anything before the funds have moved.

What comes out of my proceeds?

Only what the law attaches to the property: your mortgage payoff, recorded liens and prorated county taxes. No commission, no listing fee, no seller closing costs, no admin charge.

Will the number drop before closing?

What if listing would get me more?

Then we say so. There are properties where a good local agent will net you more than we can offer, and we would rather lose a deal we should not have won than talk somebody into the wrong decision.

Why our reviews are specific rather than glowing

We ask every seller the same five questions after closing, and we ask them to mention the answers rather than to say something nice.

What was the situation with the house?

Inherited, foreclosure, divorce, rental, repairs, relocation. A reader in that situation needs to know we have done it before.

What had you tried before calling us?

Agents, other buyers, two years of doing nothing. This is the most useful answer and almost nobody thinks to ask for it.

What were you most worried about?

Clearing the house, the tenant, the back taxes, being embarrassed about the condition. This is what makes another seller recognise themselves.

How long did it take?

Real numbers and real dates. Nine days, or six weeks because of probate.

What annoyed you or took longer than expected?

We ask this deliberately. A review that names one frustration is worth more than ten flawless ones, and if something went wrong we would rather it was said out loud.

And then we leave it alone

One request, one reminder five days later, and nothing after that. Nobody is chased and nobody is offered anything in exchange for a review.
