Why a duplex is harder to sell than a house

The buyer pool is the problem. A single family house in reasonable condition is available to almost anybody with a mortgage. A duplex is available to investors, to a small number of owner-occupiers willing to live in one side, and to nobody else.

That pool shrinks further with condition. Financed investor buyers need the property to appraise and to be insurable, so a fourplex with an aged roof and original supply plumbing has very few available buyers at any price.

It shrinks again with occupancy. A unit with a tenant on a month to month arrangement, or a tenant who has stopped paying, narrows it to buyers who are comfortable inheriting that.

Shared systems. A single water heater or furnace serving two units, or one meter for the whole building, complicates both billing and any future sale.
