This is Bixby's defining situation and it is not quite the same as inheriting a house. Land here has often been in one family for three or four generations, and when it finally passes to children and grandchildren who live in cities and have careers, nobody wants to farm it and nobody agrees on what to do with it. Meanwhile the property taxes keep coming and the barns keep deteriorating. Selling conventionally is complicated because an appraiser struggles with a property where most of the value sits in land carrying an old farmhouse. We buy the land, the house and the outbuildings together. Where several heirs hold the deed, everyone signs at the title company and the proceeds are divided there.
