What these terms cover, how our offers work, and the things we are not.
These terms govern your use of tulsahousebuyer.com and any communication that follows from it. By using the site, submitting the form or calling the number on it, you agree to them. If you do not agree, please do not use the site.
Throughout, "we" and "us" mean Tulsa House Buyer, and "you" means the person using the site or contacting us about a property.
We are property buyers. We purchase houses for our own account with the intention of repairing, holding or reselling them.
We are not licensed real estate agents or brokers, and we do not represent you in a transaction. Nobody here is acting as your agent, and no fiduciary duty arises from talking to us.
We are not attorneys, accountants, tax advisers, financial advisers, engineers, inspectors or contractors. Nothing on this website or said in conversation with us is legal, tax, financial or professional advice, and it should not be relied on as a substitute for it. For anything that turns on your specific circumstances, speak to a licensed professional in that field.
Any offer we make is an invitation to enter into a purchase contract on the terms stated in that offer. It is free, it carries no obligation, and you are free to decline it, to take it to another buyer for comparison, or to list the property with an agent instead.
An offer is not binding on either party until a written purchase agreement is signed by both. Figures discussed on the telephone, by text, by email or in person are estimates until they appear in a signed contract.
Offers carry an expiry date because they are built on comparable sales, repair costs and market conditions at the time they are made. After that date the figure has to be revisited.
An offer may be adjusted or withdrawn where the property differs materially from what was described, where a title defect emerges, or where something not previously disclosed comes to light. Where that happens we will explain what changed and why.
You confirm that the information you give us about a property, including your authority to sell it, is accurate to the best of your knowledge.
Where a property is jointly owned, held in an estate, held in trust, or subject to a court order, all parties with authority must consent before a sale can proceed. We may ask for documentation establishing that authority.
We are not responsible for delays or costs arising from information that turns out to be inaccurate or incomplete.
Closings take place at a licensed Oklahoma title company. Title work, escrow, prorations, lien payoffs and the disbursement of funds are handled by that company under its own procedures.
Which costs each party pays is set out in the purchase agreement. Where we say we will cover a cost, that commitment appears in writing in the offer.
We do not control the title company's timeline. Where an estate, a lien, a judgment, a missing heir or a defect in the abstract has to be resolved, the closing date moves accordingly.
We put real effort into the accuracy of the guides and articles on this site, and much of it concerns Oklahoma law and procedure, which changes.
