Foundation Repair Methods Compared: Piers, Piles and Mudjacking

Three quotes, three methods, twenty thousand dollars apart. Here is what each one actually does and the questions that make them comparable.

You have an engineer's report recommending remediation and three quotes that differ by twenty thousand dollars and propose three different methods. Working out which is appropriate is genuinely hard, because the contractors quoting are also the people selling.

This article explains what each method actually does, when each is appropriate, what questions to ask, and how to compare quotes that are not comparing the same thing.

What you are actually trying to fix

Almost all residential foundation work in Oklahoma addresses one of two things: a foundation that has settled downward because the soil beneath it moved, or lateral pressure pushing a wall inward.

Settlement is by far the more common here, and it is caused by the expansive clay soils covered in our article on why Tulsa houses move. The soil swells when wet and shrinks when dry, and the shrinking is what lets a foundation drop.

The underlying logic of every remediation method is the same: stop relying on soil that moves, and transfer the load to something that does not.

The methods, and what each actually does

Steel push piers

Sections of steel pipe driven into the ground beneath the foundation, using the weight of the house itself as the resistance, until they reach load bearing strata or refusal. Brackets attach the piers to the foundation and the load transfers to them.

Suits: heavier structures, since the method relies on the building's own weight to drive the pier. Situations where competent strata is at a depth reachable by driving.

Watch for: the depth reached varies across a site, which is why quotes sometimes include a per-foot allowance beyond an assumed depth. Ask what happens if the piers go deeper than quoted.

Helical piers

Steel shafts with helical plates, screwed into the ground with a torque motor rather than driven. Torque readings correlate with capacity, so the installer has a measurement of what each pier will carry.

Suits: lighter structures where there is not enough weight to drive a push pier. Situations where verified capacity matters. New construction and additions as well as remediation.

Watch for: generally more expensive per pier than push piers. Ask what torque readings were achieved and whether they are documented.

Concrete or pressed pilings

Cylindrical concrete sections pressed into the ground in a stack. A long established and generally cheaper method.

Suits: situations where the depth to competent soil is modest and the budget is constrained.

Watch for: without a mechanical connection between sections, a stack can shift laterally over time in soils that move. This is the main argument steel pier installers make against it, and they are not disinterested. Ask an engineer rather than a contractor which is appropriate for your soil.

Interior slab piers

Where the middle of a slab has settled rather than the perimeter, piers can be installed through the slab from inside. This means breaking the floor, which is disruptive and affects flooring reinstatement.

Mudjacking and foam lifting

Injecting material beneath a settled concrete slab to lift it. Traditional mudjacking uses a cement based slurry. Polyurethane foam is the modern alternative: lighter, faster curing, smaller injection holes.

Suits: driveways, patios, garage slabs, walkways and porches. Sometimes interior slabs where the structure itself is not the problem.

Watch for: this fills voids and lifts, it does not transfer load to competent strata. Where the underlying cause is ongoing soil movement, it can need repeating. It is generally not a structural remedy for a house.

Drainage and moisture management

Correcting grading, extending downpipes, installing French drains, managing trees, and in some cases foundation watering systems that keep moisture even during drought.

Suits: almost every property, as a first step or alongside structural work.

Watch for: this addresses the cause rather than the symptom, and it is the option with the smallest margin attached, which is why it gets mentioned least. On early or moderate movement an engineer will frequently recommend this and monitoring before anything else.

Lift or stabilise? The question nobody explains

This is the most important thing on this page and it rarely appears in a quote.

Stabilising means stopping further movement. The foundation stays where it is now.

Lifting means attempting to return the foundation toward its original elevation.

Lifting a settled house sounds better and is not always better. Everything attached to the foundation has adjusted to its current position over decades.

Lifting can open cracks that had closed, disturb plumbing under the slab, crack tile and drywall, and put doors and windows out of square in new ways. On a house that has been stable for years at its current position, an engineer may specifically recommend stabilising rather than lifting.

Ask every contractor directly: are you proposing to lift or to stabilise, and how much movement do you expect to recover? A quote that promises full recovery on a house that settled over forty years is worth questioning.

Comparing quotes that are not comparable

Three quotes on the same house frequently propose different pier counts, different methods and different scopes. Comparing the totals tells you almost nothing.

Ask every contractor the same questions

  • How many piers, at what spacing, and why that number?
  • Which method, and why is it appropriate for this soil?
  • Are you lifting or stabilising? How much recovery do you expect?
  • What depth are you assuming, and what happens if you go deeper?
  • Is the warranty transferable? For how long? What exactly does it cover?
  • Who is responsible for reinstating flooring, landscaping and concrete?
  • Does the price include an engineer's sign-off afterwards?
  • Are permits required and who obtains them?

The pier count question is the most revealing. A quote for eight piers and a quote for twenty on the same house means somebody has a very different view of the problem, and the engineer's report should settle which.

Warranties, and what they are worth

Most foundation contractors offer a warranty, frequently described as lifetime and frequently transferable to a future owner.

Read what it covers. Typically it covers further settlement at the piered locations, which is narrower than it sounds. It generally does not cover settlement elsewhere on the foundation, cosmetic damage from further movement, or plumbing.

Transferability matters at sale and it carries less weight with buyers than sellers hope, covered in our page on selling a house with foundation problems. It also depends entirely on the contractor still existing, which on a twenty year warranty is a real consideration.

Why the engineer comes first

A foundation contractor inspects for free and produces a proposal to do work. Many are entirely reputable. Their assessment is nonetheless produced by somebody whose income depends on work existing.

A licensed structural engineer charges a few hundred dollars for a residential inspection and report, has no financial interest in the outcome, and produces a scope that contractors then quote against. Comparing three quotes against one engineered scope is a completely different exercise to comparing three quotes against each other.

Many engineers will also return afterwards to verify the work was completed to the specified scope, which is worth arranging and worth having documented.

Should you do it before selling?

Our interest is obvious, so here is the arithmetic rather than an opinion.

Structural repair rarely returns its full cost. A buyer looking at a repaired foundation sees a house that had a foundation problem, and prices that perception regardless of the paperwork. The repair also creates its own disclosure trail: the report, the scope, the invoice and the warranty are all material facts.

Where it makes sense: localised movement, modest scope, a higher value property so the spend is a smaller fraction of the sale price, and both the money and several months available.

Get the engineer's report and the quotes, establish what the repaired house would realistically sell for using sold comparables, subtract the cost and the months. If the first number is meaningfully higher, repair. Often it is not, and that is when we are worth a conversation.
