Grading

Grading is the slope of the ground for the first several feet out from the wall. The intent is simple, which is that water arriving anywhere near the house should travel away from it rather than toward it.

The commonly used rule of thumb is a fall of around six inches over the first ten feet, and while the exact figure varies by source, the principle does not. What matters far more than hitting a number is the absence of negative slope, meaning ground that falls back toward the wall.

Negative slope develops quietly over years. Soil settles after backfill. Beds get topped up with mulch until they sit above the surrounding ground and hold water like a bathtub. Patios and paths settle and tilt inward. Edging traps water rather than letting it pass. None of it looks like a problem, and collectively it undoes everything the gutters achieved.

Flower beds against the house

Beds along a foundation wall are one of the most reliable ways to soak a foundation. They get watered deliberately, they are often edged in a way that retains, and the mulch level creeps up year after year.   • Even is the entire point. Watering one side only recreates the differential you are trying to avoid
  • Slow and frequent beats occasional flooding. A soaker hose on a timer, run a short time daily, is the usual approach
  • Keep the hose a foot or two out from the wall rather than against it
  • Stop when rainfall returns. Saturated clay in winter is its own problem
  • Start before the gap appears rather than after, because rehydrating badly dried clay quickly can cause its own heave

Opinions differ on foundation watering and it is not universally recommended. What is not disputed is that stable moisture is better than swinging moisture.

The order to do things in

  1. Clean the gutters and fix the obvious leaks. Cheapest, fastest, biggest immediate effect
  2. Extend every downspout properly. Still cheap, still fast, and it moves the largest volumes
  3. Walk the perimeter in heavy rain. Not after, during. You will see in ten minutes what no inspection tells you
  4. Correct the negative slope. Lower the beds, add soil where it has settled, remove the edging that retains water
  5. Only then consider drains. If water is still arriving after the first four steps, it is a genuine drainage problem rather than a maintenance one
  6. Manage moisture through the dry season. Watch the perimeter, water evenly if the soil is pulling away
  7. Get an engineer if the house is moving. Doors sticking seasonally is one thing. Cracks that grow, doors that will not close at all and sloping floors are another
