Moisture

The main event. A crawl space is a partly enclosed void over bare or covered earth, and moisture moves upward out of the ground continuously. Structural

Sagging floors, bouncy spots, cracked or settled piers, and beams or joists that have lost bearing. On pier and beam construction this is common and often repairable at moderate cost, which is one genuine advantage over a slab.

Pests and access

Open vents and gaps invite rodents, termites and other unwelcome residents. Insulation gets pulled down, ducts get chewed, and the space becomes unpleasant enough that nobody goes in for years.
